STONECREEK VILLAGE TO PROVIDE CALIFORNIA’S FASTEST GROWING COMMUNITY WITH FIRST UPSCALE RETAIL CENTER
New Development Will Bring Fashionable Retail and Dining Options to Under-Retailed City
STOCKTON, CALIF. (March 13, 2007) – Stockton, the fastest growing metropolitan area in California, will soon be home to Stonecreek Village, the city’s first upscale retail center. Stonecreek Village, slated to open in spring 2008, will provide Stockton and San Joaquin County’s growing population with much needed new retail and dining options in a picturesque open air village setting.
“Four years ago, Stockton was just starting to get on the map for retailers, as we could barely get them to return our phone calls,” said the city of Stockton’s Economic Development Director Steve Carrigan. “Now, due to the region’s tremendous population growth, abundance of affordable housing and pleasing quality of life, national retailers are realizing how viable the Stockton market is and are calling to get their stores into our city. Stockton has historically been very under-retailed, and we are looking forward to the much needed and anticipated addition of Stonecreek Village.”
Offering an abundance of housing at every price range (there are currently 100,000 housing units with an additional 60,000 in the planning stages), Stockton’s metro population of more than 300,000 continues to grow at a rate of 2.5 percent per year and the population of San Joaquin County is expected to grow 52 percent by 2020. Stockton is a highly commutable city, with an extensive network of railways easily connecting residents to the San Francisco Bay Area and the state’s capital Sacramento. San Francisco Bay Area residents are heading east, seeing Stockton as an ideal community to buy a home and raise a family. These factors have greatly contributed to the city’s extensive growth and in turn a need for better shopping for the budding population.
“Stockton residents are currently traveling all the way to Sacramento or San Francisco for quality shopping options,” said Stone Bros. and Associates Co-managing Director Mike Minson. “As local residents ourselves, we are committed to bringing a variety of excellent restaurants and national specialty stores to the heart of Stockton so residents can have the convenience of shopping locally. To date, we are approximately 45 percent pre-leased for this project which is a great pre-construction start to our leasing efforts. Stonecreek Village will be situated on the current site of Sherwood Plaza, which is owned by Stockton-based developers Stone Bros. and Associates. The former Sherwood Plaza was recently demolished to make room for the 15-acre Stonecreek Village, which will be managed by M&M Stone, Inc.

The Stonecreek Village site is located in Stockton’s busy retail hub at the corner of Pacific Avenue and West Robinhood Drive across the street from two regional malls, Sherwood Mall (also owned by Stone Bros. and Associates) and Weberstown Mall. Currently more than 67,000 cars pass the location daily and it is in close proximity to more than 26,000 students, as it is situated adjacent to San Joaquin Delta Community College and only two miles away from the University of the Pacific. The Primary Trade Area for Stonecreek Village encompasses 670,619 people in San Joaquin County, extending north to Walnut Grove, east to Farmington, south to Manteca and west to Farmington.
Phase one of the center is set to open in the spring of 2008 and will include more than 161,000 square feet of street-level retail space and a second level of garden office space. The office space is much needed in the city of Stockton, as there is currently less than one percent vacancy rate for class A office space. Additionally, the center will have more than 900 parking spaces for visitors. The project is expected to cost approximately $30 million.
